K199 transforms an existing office building in Athens into a contemporary workplace. The building occupies a prominent position along one of the city’s main avenues, where the intensity of movement, scale and light are key parameters shaping the architectural proposal.

Rather than replacing the existing structure, the project retains and reuses its reinforced-concrete frame. Stripping the building back to its structural frame enabled the complete reconfiguration of both the envelope and interior, demonstrating how adaptive reuse can become a tool for sustainable architectural transformation.

The new façade is conceived as a continuous system of vertical, double-height metal fins that unify the building’s elevations and visually connect its levels. Their changing orientation creates a dynamic interplay of transparency, depth and shadow, allowing the building’s appearance to shift with movement, light and viewpoint.

The metallic materiality of the new envelope reinforces this dynamic character. Its warm metallic tones shift throughout the day, while the precision of the construction and restraint of the detailing emphasise the clarity of the geometry

The project combines the reuse of the existing structure with an upgraded building envelope and adaptable workplaces, reducing its environmental impact and extending its lifespan. It has been designed with the aim of achieving LEED Gold certification.
